    I know we all would hope for an amazing real estate crash. But, this time its most likely going to be different. when you expect something to happen, most likely it won't.....real estate crashes need to be unexpected....you can fool the people once (like last time) This time way to many of us are setting here waiting to prounce on something that looks cheep. last time the loans were mad by the banks (portfolio loans) This time the government has guaranteed almost the entire mess of them. If the government say dont forclose it wont happen. Last time we had bad banks doing anything they wanted tell they were out of liquity. out of liquity out of business. This time the government, federal reserve can fill a void of trillions if needed. The government and fed were late to the game last time. we had george bush and the Republican in charge in the beginning and they droped the ball. live and learn.....to have a crash you need a big suprise.     Just at the beginning of your previous video, Apple will claim bankruptcy protection. What happened was The USA put sanctions in china for chips, Huwia creates there own chips creating their own phones, line ups out the door meanwhile Apple in the retail stores in china a few customers to none, Apple lost all its business in China Asian countries because Huwia, but because millions of Apple customers in China etc they had to keep paying until there contracts ran out and as time goes on every day thousands Apple contracts run out then there will be none and they will buy Huwia products plus they are more advanced is less money then Apple, they made so much money because of China Asian Etc Markets, thats what happens when a country companies are so greedy they go over seas manufacturing products but still sell them the same price if they were made in the USA, its going to take years for the USA to come back if they start now including teaching children whats school was meant for including University, taking 5 to 10 years the 1st 2 will be the hardest and you need one oz of silver for each week for two years toi get by alright, talking about average people that don't invest they need 112 oz of silver and obviously Silver will go up , some is better thrn none, the Crypto Currency Bit Coin Etc market is finished because Black Rock Etc thought get CZ of Binance out of the way taking over the world Crypto market but CZ created the Worldwide Crypto market and he has special business relationships with Asian countries and Oil Rich Middle East Countries officials they are not going to have anything to do with Black Rock Etc or Coinbase, it has backed fired in them, i said 2 years ago they got to get the crypto market to a market cap of 15 to 20 trillion dollars so many would of invested and used it and it goes through the Banking system which is the Swift system which is USD and they could not even figure that out , and the Greediness if the Bit Coin Controllers will be there down fall including the Greediness manipulating Silver and Gold prices especially Silver, selling west wealth to China and India to make a few dollars in stead of the USA population because The BRICS plus countries sre going to make silver and gold the true prices what is should be especially Silver they want it to be at minimum 100 dollars oz for its worth while to recycle and then to 300 dollars Oz 30% of India population has silver and gold or one of the two especially Silver when it goes up thst much it will take 10 of millions out of Poverty including china 50% is middle class they want it to be 90% and as long as enough has silver and gold especially Silver the more it will create millions of more middle class, they should have silver at even at 50 dollars China and India will still but it even at 100 dollars a oz its still affordable and they will still buy it and they should be getting thd USA population ti buy it as ig goes up to 300 dollars a oz enough has it, it will create so much wealth in the USA but because of the Comax and there shorts its just hurting them in the long run keeping silver so inexpensive the world getting for next to nothing

    For newbies, be aware that this is a grossly oversimplified scenario. For one thing, you can't get a mortgage on an investment property without at least 25% down payment. Two, it's easy to see comps for house purchase prices, but it takes a lot of research to understand the comps on rent prices. The trick is to find a place where renting is more expensive than buying, but those places are less common because of this very type of scenario. Three, you have to remember that rent number he's using is supposed to be net income, not gross. So you have to think about costs for taxes, insurance, maintenance and vacancy when you're researching investments. All that said, real estate investing is a good tool for wealth accumulation. But it isn't foolproof.

      Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $750k.

    The banks won't have money to loan out when they all go bankrupt. We will witness the end of the US dollar and credit markets. Anyone looking for credit in the new economy will need to petition the holders of gold, but as a gold holder I'm more likely to deploy my capital to provide operating liquidity for businesses than for people to purchase real estate. There will be little merit in real estate rentals when most Americans can't afford to rent or even eat. Anyone who requires real estate post collapse should plan to purchase it outright using gold or other hard assets they own. I do, however, agree that prices will be insanely low as many are forced to sell to eat and few have capital to buy. I expect many properties and even entire communities to become abandoned as residents migrate in search of income.
